We design slowly. Plot study first (sun path, wind, road noise, neighbours). Then the brief — how many people, how do you cook, who works from home, what's the ten-year plan. Then concept sketches, then drawings, then 3D walk-throughs.
By the time we lay the foundation, you've walked through the house dozens of times in 3D. There are no surprises in month nine.

Sun path mapping, wind direction, road noise, neighbour overlooks, soil report — all studied before a line is drawn.

Concept + brief alignment
Sketches against your family brief — bedroom count, kitchen style, prayer room, study, parking, garden, future expansion.

Floor plans + elevations
Final floor plans, exterior elevations, sectional drawings — fully dimensioned and revisable until you nod.

Photorealistic 3D walkthroughs
Walk through the house — interior + exterior — before construction. Change what you don't like.

Structural drawings
Column layout, beam sizing, slab thickness — done by empanelled structural consultant, fee in our scope.

GFC + permit drawings
Good-for-Construction drawing set, plus the drawings filed with CMDA/DTCP for building permit.
- 07
Construction supervision
Optional — we can be the architect-builder for the entire project, or hand over drawings for your contractor.

Workmanship warranty
12-month warranty on all civil work we execute. Waterproofing carries 5-year warranty.
